Canberra is "outaspace"
The spill of housing over the NSW ACT border has already begun. The city of Canberra is no longer constrained to the Australian Capital Territory. The former small country town is now a growing and important centre for the national government and business. Canberra has outgrown the available land to accommodate the people moving to Canberra for employment opportunities and qualify of life.
The ACT Government's first foray into NSW is to the north west of the ACT in the locality known as Parkwood. The ACT Government is reported to have a 51% stake in a 5,000 or so house estate in Parkwood that is part of the NSW Gooromon area. The Parkwood development is part of an even bigger new town centre in NSW that is known as Riverview.
It is a logical move given the limited suitable home building land within the ACT.
It is also potentially very profitable for the ACT government given that the retail price of housing land in the ACT is in excess of $1,000 per square metre while over the border in NSW the rural land has been selling for about $4 per squiare metre.
Anoither large housing development is occurring in NSW in Googong to the south east of Canerra, but the ACT Governbment is not reported to be a partner in the Googong Development.
The next big development is likely to be in an area to the north east of the ACT known locally as the "Golden Triangle".
The Golden Triangle is the most imporant development area near Canberra. It is the gate way to Canberra with the Yass Valley hinterland to the north, Federal Highway to the east and the ACT to the south. It is likely that the new Canberra - Gunning - Sydney rail line will pass through the Golden Triangle and provide a vital high speed rail link to Sydney.
