About 80% of the land in the "Golden Triangle" is owned by property developers who are waiting for the green light from the NSW and ACT Governments to build New Canberra in NSW.
This property has been used continuously for sheep and cattle grazing. The pastures consist of clover, ryegrass and phalaris.
The land is about 6km from the nearest Canberra suburb.
Approval has been obtained to subdivide the land into two lots. The subdivision has not been completed.
Access to Mulligans Flat Road and Canberra is via Read Road.

There appears to keen interest from developers in the Mulligans Flat to Sutton area to do a similar, but much larger development that may be a new city similar to, but bigger than Googong.
The alternative for the Yass Valley Council is rezone the peri urban area along the northern ACT NSW border as rural residential. Rural residential lot sizes down to 4,000 square meters may be approved.
