It will depend on many factors, but if Canberra keeps growing as it has over the past then the demand for more residential, commercial and possibly industrial land will put this on a development path in the near future.
Yass Valley Council would not be the approving body for a development of this size. However, Yass Valley Council unanimously supported the Parkwood development of 5,000 high density houses in one of the most environmentally sensitive areas in Yass Valley.
The ACT Government's planning documents show a new rail line starting at Canberra airport and connecting with the main Melbourne - Sydney rail link.
The most likely route for the new rail line to connect to the Melbourne - Sydney rail line is via Sutton and Gundaroo to Gunning.
A station at Sutton for the New Canberra in NSW city would make sense.
It would make sense for the ACT Government to be part of such a large development both from a planning and financial point of view. The ACT Government has experience in over border developments and is likely to be part of this development.
The ACT government has announced that it is working with the NSW Government to move the NSW ACT border northwards to include Parkwood.
By the time planning starts for the Golden Triangle the ACT Government and landowners in Parkwood NSW will have worked out the details of moving the border and creating a private-government partnership that works.
